About these calculators
Buying a home brings three big numbers: what you can borrow, what the mortgage costs each month, and the tax and fees on the day you buy. These calculators work each one out from the current rules, so you can see the whole cost before you make an offer.
In England and Northern Ireland, stamp duty starts above £125,000; first-time buyers pay nothing on the first £300,000 of a home costing up to £500,000, and a second home adds 5% to every band. Scotland and Wales have their own taxes, which the stamp duty calculator covers too.
For borrowing, the Bank of England's average 2-year fixed rate at 75% loan-to-value was 5.13% in September 2026, with Bank Rate at 3.75%. Use those as a starting point in the mortgage and remortgage calculators, then put in the rate you are actually offered. Already own? The overpayment and remortgage calculators show what paying more, or switching deal, saves you.
