You could borrow about
£270,000
so you could look at homes up to £300,000 with your deposit.
How it adds up
| Item | Amount |
|---|---|
| Mortgage (4.5 × income) | £270,000.00 |
| Your deposit | £30,000.00 |
| Price you could afford | £300,000.00 |
Lenders often lend about 4 to 4.5 times income, so on these figures that is roughly £240,000 to £270,000. Each lender decides for itself after checking your spending and credit history, so yours may differ.
At 5.13% over 25 years, £270,000 costs about £1,598.91 a month.
This is a rough guide, not advice or a mortgage offer. Lenders also check your spending, debts and credit history, and test whether you could pay at a higher rate.

How lenders work out what you can borrow
Most lenders start at about 4 to 4.5 times your income, and some go up to 5 or more for higher earners.
They then stress-test whether you could still pay if rates rose, using your regular spending and other debts.
Common questions
How much can I borrow on a £50,000 salary?
Most lenders lend about 4 to 4.5 times your income, so around £200,000 to £225,000 on £50,000. Two incomes are added together. Lenders also check your spending, debts and credit history.
How much deposit do I need?
Usually at least 5% of the price. A bigger deposit, 10% to 40%, gets you cheaper rates.
What is an agreement in principle?
A note from a lender saying roughly how much it would lend you, based on your income and a credit check. It is not a mortgage offer, but estate agents often ask for one before you make an offer on a home.
Why might a lender offer less than my income multiple?
Lenders check you could still pay if rates rose, and take off what you spend on loans, cards, car finance and childcare. The average 2-year fixed rate is 5.13% (Bank of England, September 2026), so they test affordability at a higher rate than that.
